One of the most common questions we get: "How much longer will my system last?" It's a fair question — replacing an HVAC system is a real investment. Here's what to realistically expect for homes in the Collierville and Memphis area, where long, humid cooling seasons put extra hours on equipment.
Typical lifespans
- Air conditioners: 12–15 years. Our heavy summer run-time tends to push units toward the shorter end.
- Gas furnaces: 15–20 years — they run fewer months here, so they often outlast the AC.
- Heat pumps: 12–15 years, since they work year-round for both heating and cooling.
What shortens a system's life
Skipped maintenance is the biggest factor — a system that never gets serviced can fail years early. Oversized or undersized equipment (a sizing mistake at install), dirty coils, and low refrigerant all add wear. Mid-South humidity also means coils and drain lines work hard all summer.
Repair or replace? A simple rule of thumb
Multiply the repair cost by the age of the system. If that number is more than about $5,000, replacement usually makes more sense. Other signals it's time: rising energy bills, uneven temperatures, frequent repairs, or a system still using R-22 refrigerant (which is no longer produced and expensive to service).
